TONY ARMLIN - PRINCIPAL
Working in the development, construction and facilities management industry for the past sixteen (16) years, Mr. Armlin has focused his efforts in large-scale and complex commercial and institutional development projects. He has overseen the administration of over $1.1 billion in new development projects including: the Science Museum of Minnesota in St. Paul, Minnesota; Mall of America, America's largest retail and entertainment complex situated in Bloomington, Minnesota; and Newport Centre and Office Tower, the first and second phases of the multi-billion dollar project in Jersey City, New Jersey located across the Hudson River from Manhattan.
Tony is an expert in project management and administration specializing in project organization and planning, project management control systems, contracting methodologies, project administration and coordination. Experienced in the perspectives and concerns of the financial world (lenders/banking, partners and investors), insurance industries (title, liability and casualty, surety) and the governmental arena (municipal, county, state and federal) combined with his thorough knowledge and experience in the construction and development industries, Tony is able to provide a unique capability of translation and coordination between these groups to facilitate project organization, team building, and partnering throughout the development effort.
Tony has worked extensively in the commercial retail environment with Simon Property Group (the country's largest Real Estate Investment Trust) where he has worked on the complete re-engineering of the company's financial tracking and reporting systems (General Ledger, Job Cost, Accounts Payable, Accounts Receivable, Lease Tracking systems). During this period, Tony also worked to initiate the development of the company's project management and facilities management systems. Developing the implementation of integrated project estimating, scheduling and job cost systems, Tony also lead the establishment of the company's first portfolio-wide and entirely CAD-based Development, Lease Plan and Facility Management system.
Working from the Owner/Developer/Property Manager's perspective through-out his career, Tony has developed a unique ability to coordinate the interests and efforts of design professionals, contractors, lenders, facility managers, and tenants for completion of successful projects on time, within budget and to the satisfaction of the group while representing and protecting the Owner's interests.
Tony brings unparalleled insight
into the business administration of development and construction projects as
well as facilities maintenance programs, by applying his real world and hands-on
experience in these processes to the more removed perspectives of financial
and business activities. Tony holds a Masters degree in Public Administration
from the State University of New York's distinguished Rockefeller College of
Public Affairs and Policy.
TERRY DAMON - PRINCIPAL
For the past twenty-four (24) years, Terry Damon has worked exclusively as a project manager, owner’s representative or consultant for some of the nation’s leading developers. During this period, Mr. Damon has been actively involved in site planning, project team selection, design development, scheduling, permitting, contract administration and construction monitoring on projects totaling over $1.5 billion.
While employed by shopping center developer, Melvin Simon & Associates, Terry managed Newport – one of the largest mixed-use, urban redevelopment projects ever undertaken in the United States. In addition to Newport, Damon has worked on 8.5 million square feet of retail space, 1.5 million square feet of office space and 1 million square feet of office/warehouse space. Terry has built several parking garage structures and managed complex site environmental remediation projects. Other successful competed projects include banks, churches, assisted living facilities, supermarkets, cinema complex, historic restorations, and expansion/renovation projects.
In 1991, Mr. Damon joined the PMK group (Consulting Engineers) as founder and Managing Partner of their Construction Services Division. His responsibilities included organizing and directing all construction related services to commercial, industrial, municipal, and governmental clients. During this period, Terry coordinated services provided to Robert Wood Johnson Hospital (parking deck), New Jersey Transit Authority (administrative offices), Monmouth County (Correctional Facilities), and the State of New Jersey (30 million historic restoration of the State House).
In 1993, Damon founded TC Damon & Associates, Inc. to provide planning, permitting, Right-to-Build (RTB), and project management services to owners, developers and investors to assist them with their development and building projects. During the past eight (8) years, TC Damon & Associates has successfully provided critical planning, Right to Build, and project management services resulting in the completion of nearly $450 million in retail and health care (assisted living) facilities.
Terry brings outstanding experience and insight in project planning, the right-to-build process, and construction contract administration. Terry has a unique ability to define and guide critical project players to win-win outcomes in these critical phases of project delivery. Terry’s hands-on and real world experiences in projects ranging from residential subdivisions to multi-million dollar complex urban mixed-use projects has given him the ability to easily define critical project issues and quickly develop strategies for success. Experience from working as a contractor, developer, consultant and owner’s representative have provided him with enormous understanding of the motivations, risks and issues of concern for contractors, design professionals, developers, and governmental authorities. This essential background has been a hallmark to Terry’s success.
Terry holds a degree in Business
Administration from the State University of New York and has attended multiple
professional development seminars throughout his career. He is a past member
of the Project Management Institute, American Society for Quality Control, Construction
Specifications Institute and the Northern New Jersey Construction Users Council.
